is next to list your property?
1. Determining listing price is first.
Although
I give you what the current market value is, YOU make the
decision as to what price you want your property listed
for...
I work for you.
2. Terms of the listing contract are agreed upon.
I want your business.
3. You will fill out a
Seller's Disclosure.
It is important to answer as many questions as you can.
You are not expected to be an expert but if you are aware
of any issues with your property let everyone know now,
you will stay out of court later.
4. I will now take pictures of the home
inside
and out. In order to promote your property, we
need to give Buyers a reason to travel to see your
property. The internet is a good tool for Buyers—I want
to make it look attractive.
5. All the
property details will be written down.
When a Buyer or another Agent calls and ask questions
about your home, the answers are at the finger tips of
anyone in our office or for any agent in the Multiple
Listing Service. |
6. If it is applicable, you will fill out a
Lead
Based Paint Disclosure. I have a booklet on Lead
Based Paint to explain the importance of this Disclosure
to Buyers. This is for homes that were built before 1985.
7. At this time
I will measure all the rooms, decks,
and garages.
Buyers get frustrated when shown homes
that do not meet their needs and preparing for an
appointment is frustrating and hard work for Sellers and
Tenants.
8. Now that all the information on your home is
collected, I will process your listing.
All our Flyers, Advertising and Multiple Listings will be
sent to you to review. Please read these sheets very
carefully. We would rather you find any typographical
errors or mistakes than a Buyer who will think we are
being untruthful or do not have accurate knowledge of your
home.
9. Now the “For Sale” signs go up...
paper work's completed … advertising … marketing …
presenting your home … negotiating … processing your
contract to closing.
10. Then a
“SOLD” sign...
and money in your pocket!
